Home-Buying Costs People Often Overlook
Beyond the down payment, various legal, tax, and renovation costs require upfront cash.
Many prospective homebuyers focus solely on saving up for one thing: the down payment. In reality, at the time of the transaction (closing), there is a sequence of legal and operational costs that must be paid in cash. Ignoring these costs can derail your property purchase at the very last minute.
Legal and Transaction Fees (Closing Costs)
Buying property isn't just about transferring money to the seller. It is the legal transfer of a high-value asset. Some of the main costs in this category include:
- Acquisition Taxes: Most jurisdictions impose a tax on the buyer when acquiring property (such as BPHTB in Indonesia). This is often the largest lump-sum cash requirement outside the down payment itself.
- Notary / Conveyancing Fees: Legal professionals charge fees to draft the deed of sale and process the legal name transfer on the property certificate.
- Bank Origination and Appraisal Fees: If you are financing the purchase with a mortgage, the lender will charge administration fees to process your loan, which usually includes the cost of an independent property appraisal.
Insurance Costs
Lenders will not assume the risk of loss if something happens to you or the property during the loan term. Therefore, they typically require two types of insurance:
- Life Insurance: To pay off the remaining mortgage balance in the event of the borrower's death.
- Property/Fire Insurance: To protect the physical asset from catastrophic damage.
The premiums for these insurance policies are often billed as a lump-sum cash payment upfront when the loan agreement is signed.
Move-in Costs
Even if you purchase a brand-new, ready-to-move-in property, it is exceedingly rare that you can comfortably live in it without additional expenses.
These costs encompass minor renovations, installing security grilles or canopies, electrical modifications, moving logistics, and buying essential furniture. Many buyers drain their entire liquidity on the down payment and taxes, leaving them with zero cash to buy a bed or install a water pump.
Recurring Ownership Costs
Once the keys are handed over, you are entirely responsible for maintenance. Landed houses require roof leak repairs, painting, and landscaping. Apartments require mandatory monthly management fees (strata fees) that cannot be avoided, plus annual property taxes.
Proper Preparation
As a safe rule of thumb, you must allocate a cash reserve specifically to cover these closing and move-in costs, completely separate from your down payment fund. If your cash is limited, consider targeting a slightly lower purchase price in the Affordability Calculator to ensure you don't run out of liquidity when the closing bills arrive.
